About this project

The G plus two office building at KIZAD required three related but distinct systems, and Almafor delivered all three as a specialist subcontractor: energy monitoring for Estidama compliance, a building management system, and lighting control.

Estidama changes the nature of the requirement. A conventional building management system has to run the building well. An Estidama compliant installation has to demonstrate how the building ran, which means metering at a level of detail that lets consumption be attributed by system and by tenancy rather than totalled at the incomer.

That distinction is a design stage decision rather than a commissioning one. Retrofitting attribution into a finished building means finding circuits that were never separated and adding metering where there is no convenient point to add it, which costs several times what specifying it correctly at the outset would have.

The lighting control scope sits alongside rather than inside the BMS. Lighting is usually the easiest consumption to reduce and the easiest to leave running, and giving it its own control layer means it can be scheduled and overridden without touching the plant control.
